Rent, repairs, and applications

Payments, maintenance, and rental applications all run through Rentec Direct — the same system we use in the office. You are not filling out a form that sits in an inbox.

Pay rent

Current residents pay online in the Rentec Direct tenant portal. A drop box at the office is available 24/7 for a check, cashier’s check, or money order. Cash is accepted during office hours, and we give a receipt.

Maintenance

Submit a repair request in the same portal. Emergencies: call the office.

Apply for a home

Pick a vacant unit. Apply online opens the Rentec application for that property.

Rental qualifications

These are the rules for a long-term home. Vacation stays are booked on Airbnb and follow that listing’s house rules.

  • Income. Gross household income should be at least three times the monthly rent. Wages, Social Security, and other lawful income all count. If you have a housing voucher or other rent assistance, we use three times the amount your household pays, not the full rent. We do not refuse an application because of where the money comes from.
  • Credit. We review the credit report. Serious delinquencies, collections, or a recent bankruptcy can mean a denial or a higher deposit. We look at the whole report. There is no single cutoff score. Rent debt from April 1, 2020 through March 1, 2022 is not counted.
  • Eviction history. An eviction judgment from the last five years, or rent still owed to a previous landlord, can be a reason we deny. We do not count a case that was dismissed, a case you won, a judgment older than five years, or a case from rent that came due between April 1, 2020 and March 1, 2022.
  • Pets. Some homes allow pets and some do not. The listing says which. If pets are allowed, we still review the animal, and pet rent or an extra deposit may apply. An assistance animal is not a pet. A no-pet home still considers one, and we do not charge pet rent or a pet deposit for it.
  • Occupancy. No more than two people per bedroom. A bedroom is a sleeping room of at least 70 square feet with a way out in a fire. Everyone who will live there counts. Someone added later has to be approved in writing and still fit that limit. The same limit applies to every applicant. It is not based on family status.
  • Every adult who will live in the home must apply.
